Green Features
Green credentials are a high priority for the modern occupier. As a result we have targeted a “very good” BREEAM rating. BREEAM* has been developed to evaluate the environmental performance of all types of commercial development. In particular it focuses on:
- Energy efficiency and renewable energy generation
- Locations with good access to public transport
- Measures to reduce air and water pollution
- The responsible sourcing of materials and recycling
- Ecological enhancement
- Environments that are designed to improve the health and wellbeing of occupiers
- Good construction site practices

Ascot Business Park has achieved this rating by being able to boast the following features:
ENERGY EFFICIENCY
- All buildings use the latest thermal insulation and double glazing in order to reduce the running costs of the buildings.
- Energy Performance Certificates for each building are expected to achieve a “good B” rating. This means that by using efficient systems we are achieving a rating marginally below a Zero Carbon building.
- Lights will use 30% less power for the same light output than a standard fitting.
- Movement sensitive lighting systems have been introduced to all offices in order to reduce power consumption when the buildings are unoccupied.
- Air conditioning in the offices will be controlled by the latest technology which uses temperature differentials within the building to maintain the desired working temperature. These systems operate at 450% efficiency. In simple terms this means that for every 1Kw of power input the occupier benefits from 4.5kW of heating or cooling.
- Electrical radiators in the core areas are electrically operated and will be 100% efficient.
- A striking feature is the introduction of ‘green walls’ to many of the boundaries to enhance the environment of the whole Park.
Transport
- Easy access to public transport. Ascot rail station is two minutes walk and local bus routes are available on the Brockenhurst road and Ascot High St.
- Local shops and restaurants are within a five minute walk of the park.
- The scheme has been designed to be accessible by all with provisions for disabled access.
- As part of the development improvements are to be made to the entrance to Ascot Rail station.
- Bike racks and shower facilities are provided for all units making cycling to work an easy option.
- A new lit footpath is being introduced along the south side of the access road to improve pedestrian access to and from the station.
Waste Recycling
Waste recycling points are positioned around the park to enable occupiers to dispose of waste in segregated bins. Ascot Business Park management Ltd will run the waste recycling under a central contract to ensure that all waste from the buildings is recycled efficiently
Security
The Park will benefit from electronic gates at the main entrance and CCTV throughout the park which will be monitored by site security.
Landscaping
- The Park sits within an area of mature woodland which will make this a very pleasant place to work. In addition new landscaped areas have been introduced to increase the variety of flora and fauna.
- A striking feature is the introduction of green walls to enhance the boundaries in and around Queen’s Square.
